Town of Lenox Notice of Planning Board Public Hearing In accordance with the provisions of MGL Chapter 40A, Section 5, the Lenox Planning Board will hold a Public Hearing on Thursday, April 2nd at 6:00pm at Lenox Town Hall (6 Walker St, Lenox MA 01240) to present and receive comments on proposed Zoning Bylaw amendments to be included in the Warrant at the Annual Town Meeting on May 7th, 2026. The proposed amendments are as follows: Amending Section 10 "Gateway Mixed Use Development Overlay District," to require under 10.2.4 that a mixed use development requires a special permit and site plan approval from the Zoning Board of Appeals Amending Section 4 "Definitions," to revise the definitions for "Frontage Lot Line", "Lot Width", "Setback", "Building Setback" and "Street Setback", "Lot Line Setback", "Parking Area Setback", and "Sign Setback"; remove the definitions for "Street Setback" and "Street Line"; and add a new definition for "District Boundary Line Setback" Amending Section 2.2 "Zoning Map", to revise 2.2.2 and 2.2.3 on zoning map interpretations and uncertainty for clarity and based on amendments to Section 4 "Definitions." Amending Section 5 "Use Regulations," specifically H-8 under Table 5.2 Schedule of Uses to clarify this Use based on the amendments made to Section 4 "Definitions." Amending Section 6 "Dimensional Requirements" to revise and clarify 6.1, 6.1.2, 6.1.6, 6.1.7, 6.1.11, 6.2.3, 6.3, and 6.3.1 based on amendments to Section 4 "Definitions." Additionally amendments to 6.1.1 "Table of Dimensional Requirements" are proposed to remove dimensional requirements related to the District Boundary Line Setback in Residential Zones and for the Sign Setback in Commercial Zones. Amending Section 7 "General Regulations" to revise and clarify 7.1.8 and 7.1.10 based on amendments to Section 4 "Definitions" Amending Section 8 "Special Regulations" to revise and clarify 8.1, 8.5, and 8.15 based on amendments to Section 4 "Definitions" Amending Section 9 "Special Residential Regulations" to revise and clarify 9.1, 9.1.3, 9.2, 9.3.2, 9.4 and 9.8 based on amendments to Section 4 "Definitions" Amending Section 10 "Special Residential Regulations" to revise and clarify 10.2.13 based on amendments to Section 4 "Definitions" Copies of the proposed zoning amendments are available from the Town Clerk during regular business hours and on the Town of Lenox website, www.townoflenox.com. Comments may be sent to LandUse@townoflenox.com or mailed to the Land Use Department at Lenox Town Hall.
