NOTICE OF PUBLIC HEARING Notice is hereby given that the Otis Zoning Board of Appeals will conduct a public hearing on MONDAY, July 7, 2025, at 7:00 PM. This will be a Virtual Meeting. Subject of said hearing will be the application of George Martin for a Zoning By-Law Special Permit under Sec. 3.3.5 of the Otis Zoning by-laws. The proposed work is to demolish the existing house and construct a new house, driveway, upgrade septic system and segmental block retaining walls. The existing building setback from the reservoir is approximately 10 feet and the closest point of the proposed house construction is to the Lake is approximately 15 feet. The proposed front set back is proposed to be slightly greater than the existing, the west side setback is proposed to be slightly greater than the existing and the rear setback is also proposed to be slightly greater than the existing. The project site is very limited and will need to be sequenced to get the lakefront area improvements completed prior to the house construction and septic. The lot is listed in the Otis Assessor's records as Lot 45 on Map 15; located at 1010 Reservoir Road, Otis, MA. All interested parties are hereby invited to attend.
