Cheshire Conservation Commission Public Hearing Notice Monday August 19, 2024 at 9:00AM 191 Church St -Community House- Meeting Room The Cheshire Conservation Commission will hold a public hearing beginning no earlier than 9:00am on Monday August 19, 2024 at the Community House Meeting Room located at 191 Church Street, Cheshire, MA 01225 to act on the following. A Notice of Intent (NOI), filed by Tara and David Strassburg, for property located at 150 Lakeshore Drive (Map 104, Lot 54) in Cheshire, MA. The project site is 1.1 acres and is located on the west side of Lakeshore Drive. The lot is empty with no structures. The proposed project includes the construction of a new single-family house with attached garage, septic system, driveway, and typical site work. The property abuts Cheshire Reservoir which is considered a river and thus has an associated 200' riverfront area. The entire property falls within the riverfront area. There are additional bordering vegetated wetlands with a 100' buffer zone at the property. The proposed work is within the riverfront area and buffer zone. A Notice of Intent (NOI), filed by Aaron Simms of Gore Brook, LLC, for the proposed construction of a solar development with a total capacity of approximately 4.4 megawatts (MW) direct current (DC) / 2.5 MW alternating current (AC). The development will include; a dual-use agrivoltaic array and conventional array both utilizing a single axis racking system and tracking solar photovoltaic (PV) arrays, battery energy storage system (BESS), and associated site improvements encompassing approximately 27.8 acres of the 301.08-acre property located at 0 Ingalls Road (Map 202, Lot 28). The project is situated off of Ingalls Road within the Agricultural Resident (A-R) Zoning District. Ground-Mounted Solar Energy System installation is a permitted use within the A-R zoning district via a Special Permit by the Town of Cheshire Planning Board. The Cheshire Planning Board issued conditional approval for the Project at the July 17, 2024 Planning Board Meeting / Public Hearing. The site is located on property owned by Eric Whitney with a land area of 301.08 acres. Any member of the public is invited to attend and provide comments to the Commission. Written comments may also be submitted to the Commission prior to the hearing by mailing them to the Conservation Commission, Town of Cheshire, 191 Church St, Cheshire, MA 01225 or by emailing them to the Executive Assistant, Mia Francesconi, at executiveassistant@cheshire-ma.gov.
