NOTICE OF MORTGAGEE'S SALE OF REAL ESTATE Premises: 243 Alum Hill Road, Sheffield, MA 01257 By virtue and in execution of the Power of Sale contained in a certain mortgage given by Joyce A. Bassett and Heaven Lee Davis to Mortgage Electronic Registration Systems, Inc., as Mortgagee, as nominee for Mortgage Master, Inc., and now held by Nationstar Mortgage, LLC d/b/a Mr. Cooper, said mortgage dated November 20, 2007 and recorded in the Berkshire County (Southern District) Registry of Deeds in Book 1810, Page 266, rerecorded on December 28, 2007, at Book 1817, Page 192, said mortgage was assigned from Mortgage Electronic Registration Systems, Inc., as Mortgagee, as nominee for Mortgage Master, Inc. to Nationstar Mortgage LLC d/b/a Mr. Cooper by assignment dated November 14, 2019 and recorded with said Registry of Deeds in Book 2562, Page 108; for breach of the conditions in said mortgage and for the purpose of foreclosing the same will be sold at Public Auction on June 26, 2024 at 01:00 PM Local Time upon the premises, all and singular the premises described in said mortgage, to wit: One certain parcel of land situated on so-called Alum Hill in the Village of Ashley Falls, Town of Sheffield on the north side of the highway leading from Ashley Falls to Mill River, Massachusetts, bounded and described as follows: Beginning at a Yellow Pine stump and stones at the northwest corner thereof: Thence south 34 3/4 west, 2 chains and 24 links to a stake and stones in the north Line of the highway; Thence on the north line of said highway S 66 3/4 east, 6 chains and 26 links to a stake and stones; Thence north 1/2 west, .4 chains and 12 links to a large white pine stump and stones; Thence north 88 west, .4 chains and 45 links to the first bounds, containing 1 1/2 acres of land be the same more or less. For Title Reference see Book 1483 page 306 and Book 1787 Page 66 Property Address: 243 Alum Hill Road Sheffield MA The description of the property contained in the mortgage shall control in the event of a typographical error in this publication. For Mortgagor's Title see deed dated August 1, 2007 and recorded in the Berkshire County (Southern District) Registry of Deeds in Book 1787, Page 66. TERMS OF SALE: Said premises will be sold and conveyed subject to all liens, encumbrances, unpaid taxes, tax titles, municipal liens and assessments, if any, which take precedence over the said mortgage above described. FIVE THOUSAND ($5,000.00) Dollars of the purchase price must be paid in cash, certified check, bank treasurer's or cashier's check at the time and place of the sale by the purchaser.
