MORTGAGEE'S NOTICE OF SALE OF REAL ESTATE 83 Blunt Road, Egremont, Massachusetts 01252 By virtue and in execution of the Power of Sale contained in a certain mortgage (the "Mortgage") given by DIANE B. SAXTON and NEIL A. SAXTON to WILLIAMSTOWN SAVINGS BANK (NOW KNOWN AS MOUNTAINONE BANK, SUCCESSOR BY MERGER TO WILLIAMSTOWN SAVINGS BANK), a Massachusetts banking corporation (the "Mortgagee") dated November 4, 2005, and recorded with the Berkshire County (Southern District) Registry of Deeds in Book 1658, Page 51, of which the undersigned is the present holder, for breach of the conditions of the Mortgage and for the purpose of foreclosing the same, there will be sold at Public Auction at 10:00 AM on the 5th day of December 2023, at the mortgaged premises known as 83 Blunt Road, Egremont, Massachusetts 01252 (the "Mortgaged Premises"), to wit: "the following described property located in the BERKSHIRE COUNTY of SOUTHERN BERKSHIRE REGISTRY OF DEEDS: SEE SCHEDULE ATTACHED HERETO AND MADE A PART HEREOF which currently has the address of 83 Blunt Road, Egremont, Massachusetts 01252: TOGETHER WITH all the improvements now or hereafter erected on the property, and all easements, appurtenances, and fixtures now or hereafter a part of the property. Schedule A to the Mortgage reads as follows: "SCHEDULE "A" The land with the buildings thereon in the Village of North Egremont, Town of Egremont, County of Berkshire, State of Massachusetts, bounded and described as follows Parcel 1: Beginning at an iron pipe on the westerly side of the Blunt Road, so-called, said point being the northeasterly corner of the conveyed tract, and the southeasterly corner of the conveyed tract, and the southeasterly corner of land now or formerly of one Claus; thence South 75 degrees West 841.5 feet along the southerly line of land of said Claus to an iron pipe in line of land of one Siter; thence the following courses and distances along land now or formerly of one Siter; South 0 degrees 45 minutes West 198 feet to an iron pipe; thence South 15 degrees 30 minutes West 528 feet to an iron pipe; thence South 21 degrees West 132 feet to an iron pipe; thence South 76 degrees 30 minutes East 180.84 feet to an iron pipe; thence South 3 degrees 30 minutes West 429 feet to an iron pipe; thence South 1 degree East 165 feet to an iron pipe; thence South 0 degrees 45 minutes East 253.44 feet to a large black oak tree; thence North 77 degrees East 609.84 feet to a stake near barway in line of land now or formerly of Bernard F. Kirchner et ux; thence the following courses and distances along land now or formerly of said Kirchners: North 2 degrees 30 minutes West 204.6 feet to an iron pipe; thence South 86 degrees 30 minutes East 247.5 feet to an iron pipe; thence North 15 degrees 30 minutes East 252.78 feet to an iron pipe; thence North 58 degrees 30 minutes East 79.86 feet to an iron pipe; thence South 68 degrees East 99 feet to an iron pipe; thence South 56 degrees 30 minutes East 289.08 feet to an iron pipe; thence North 83 degrees East 132 feet to an iron pipe; thence North 10 degrees 45 minutes West 99 feet to a white birch tree; thence North 16 degrees East 217.8 feet to an iron pipe; thence North 24 degrees East 264 feet to an iron pipe; thence North 48 degrees East 135.96 feet to an iron pipe; thence North 70 degrees 30 minutes East 132 feet to the westerly side of the said Blunt Road; thence northerly along the westerly side of the said Blunt Road 1292.5 feet to the point or place of beginning, containing 48.64 acres, more or less. Excepting from Parcel 1 above described that portion of the premises conveyed by Barbara Demaras to Paul Broches and Lida O. Broches by Warranty Deed dated August 18, 1972, and recorded in the Southern Berkshire Registry of Deeds in Book 383, Page 157, and being more particularly bounded and described in said deed as follows: "Beginning at an iron pipe on the westerly side of Blunt Road and the southeasterly corner of lands of John C. Harvey and the northeasterly corner of the parcel herein described; thence the following six courses along the westerly aide of said Blunt Road, South 31 degrees 46 minutes 26 seconds East 165.56 feet to a point; South 19 degrees 31 minutes 48 seconds East 63.86 feet to a point; South 15 degrees 26 minutes 32 seconds East 98.55 feet to a point; South 27 degrees 54 minutes 40 seconds East 40.35 feet to a point; South 41 degrees 27 minutes 09 seconds East 35.77 feet to a point; South 51 degrees 18 minutes 34 seconds East 37.90 feet to an iron pipe and other land of the grantor; thence the following six courses along other land of the grantor North 88 degrees 15 minutes 44 seconds West 94.96 feet to an iron pipe; North 86 degrees 39 minutes 11 seconds West 176.60 feet to an iron pipe; North 88 degrees 30 minutes 00 seconds West 400.00 feet to an iron pipe; South 70 degrees 25 minutes 52 seconds West 252.31 feet to an iron pipe; South 82 degrees 44 minutes 12 seconds West 210.00 feet to an iron pipe; North 7 degrees 15 minutes 48 seconds West 360.00 feet to an iron pipe and lands now or formerly of Harry Miller; thence along lands of said Miller and fence remains the following two courses North 82 degrees 44 minutes 12 seconds East 180.00 feet to an iron pipe; North 83 degrees 03 minutes 29 seconds East 332.53 feet to an iron pipe and lands of John C. Harvey; thence along lands of said Harvey North 83 degrees 41 minutes 28 seconds East 449.81 feet to the point of beginning. Said parcel herein described containing 8.210 acres. The above-described excepted premises are shown on a plan entitled "Lands of Barbara Demaras, Town of Egremont, Berkshire Co., Massachusetts, Scale 1"=50' " which plan is recorded in the Southern Berkshire District Registry of Deeds at Great Barrington, Massachusetts in Map File #4. Parcel 2: Beginning at a point on the westerly line of Murphy Road and the southerly line of its intersection with the Hillsdale-North Egremont Road, said point being the northeasterly corner of the premises herein described; thence southerly along the westerly line of said Murphy Road 486.5 feet to an iron pipe to line of land of one Renner; thence South 74 1/2 degrees West 12 chains 75 links along the northerly line of land of said Renner to an iron pipe; thence South l degree West 13 chains 2 links along the westerly line of land of said Renner to an iron pipe; thence in an easterly direction along said Renner land 10 rods and 24 links to a wall; thence in a southwesterly direction along said wall and westerly line of land of said Renner, 9 chains to end of said wall; thence North 63 degrees West 10 chains to an iron pipe; thence South 20 degrees West 15 chains 76 links to a black oak stump; thence North 63 3/4 degrees West 19 chains 16 links to an iron pipe; thence North 37 3/4 degrees East 13 chains 92 links to a black oak tree; thence North 65 degrees West 3 chains 32 links to an iron pipe; thence North 36 1/2 degrees East 50 links; thence North 26 degrees West 8 chains 15 links to an iron pipe; thence North 34 degrees West 5 chains 56 links to the southerly line of land now or formerly of American Graphite Co.; thence North 27 degrees East 8 chains 46 links along the southerly line of land of the said American Graphite Co.; to an iron pipe; thence South 75 1/2 degrees East 20 chains 64 links to an iron pipe; thence North 18 degrees East to the southerly line of the Hillsdale-North Egremont Highway; thence easterly along the southerly line of said Hillsdale-North Egremont Highway to the point or place of beginning, containing 70 acres, more or less. There is expressly excepted and excluded, however, from the hereinbefore described parcel the following tracts or parcels of land which were conveyed therefrom and excepted and excluded in deed from Kitty H. Millard to William O. Siter and Florence E. Siter, dated November 22, 1940, and recorded in said Registry of Deeds in Book 267, Page 301, and referred to as Parcels Two, Three, Four and Five of said exclusion clause referred to in said deed
