The Planning Board for the Town of Otis will hold a public hearing on Monday, November 13, 2023 at 7:00 pm at the Otis Town Hall (1 North Main Road, Otis, MA) to hear the application of D & J Development, LLC, for an amendment of Special Permit Case No. 9/19/2019 under Section 7.3 and amendment of Site Plan Approval under Section 9.3 of the Otis Zoning By-Law. D & J Development is requesting an amendment to the Special Permit for a 45-unit Townhouse Development located at 1367 Reservoir Road, known as Tax Map 16B lots 1 and 3, Map 15 lots 76-1 and 77, Map 16 lot 43 to begin the project with a smaller, incremental phased-in approach. Specifically, the applicant would prefer to renovate the existing mixed-use building on Assessor's Map 16B, Lot No. 1, rather than replace it with the new Building 6 as shown in Sheet #3 in the existing approved Special Permit and Site Plan Approval. The current building has an existing on-premise private water well and would be serviced by a Title V septic system per plans. Ample parking would be provided behind the building. The applicant envisions three seasonal apartments on the first floor and four more on the second floor.
