LEGAL NOTICE MORTGAGEE'S SALE OF REAL ESTATE By virtue of and in execution of the Power of Sale contained in a certain mortgage given by John McGeer to Mortgage Electronic Registration Systems, Inc., as mortgagee, as nominee for One Reverse Mortgage, LLC, its successors and assigns, dated April 30, 2012 and recorded in Berkshire County (Middle District) Registry of Deeds in Book 4975, Page 145 (the "Mortgage") of which mortgage Carrington Mortgage Services, LLC is the present holder by Assignment from Mortgage Electronic Registration Systems, Inc., as nominee for One Reverse Mortgage, LLC, its successors and assigns to Reverse Mortgage Solutions, Inc. dated February 5, 2016 and recorded at said Registry of Deeds in Book 5710, Page 167, and Corrective Assignment from Mortgage Electronic Registration Systems, Inc., as mortgagee, as nominee for One Reverse Mortgage, LLC, its successors and assigns to Reverse Mortgage Solutions, Inc. dated January 3, 2020 and recorded at said Registry of Deeds in Book 6556, Page 226, and Assignment from Mortgage Assets Management, LLC f/k/a Reverse Mortgage Solutions, Inc. to Carrington Mortgage Services, LLC dated December 15, 2025 and recorded at said Registry of Deeds in Book 07952, Page 212, for breach of conditions of said mortgage and for the purpose of foreclosing the same, the mortgaged premises located at 19 Bowmans Lane, Becket, MA 01223 will be sold at a Public Auction at 1:00 PM on April 29, 2026, at the mortgaged premises, more particularly described below, all and singular the premises described in said mortgage, to wit: Land Situated in the County of Berkshire in the State of MA PARCEL I: BEING LOTS NO.4 AND 5, BLOCK NO. 30B, ON PLAN ENTITLED "A PORTION OF SHERWOOD FOREST, A SUBDIVISION IN BECKET, MASS., GORDON E. AINSWORTH AND ASSOCIATES, SOUTH DEERFIELD, MASS., PLAN: AUGUST 13, 1969, SCALE: 1" EQUAL 200', SURVEY: 1964-1968, JOB NO. D68-271," WHICH SAID PLAN WAS RECORDED IN THE BERKSHIRE MIDDLE DISTRICT REGISTRY OF DEEDS ON SEPTEMBER 24, 1969, IN BOOK 417F, PAGE 140. TOGETHER WITH EASEMENTS IN, TO, ON AND OVER ALL ROADS AND COMMUNITY BEACHES, RECREATION AREAS AND FACILITIES AS LAID OUT BY SHERWOOD FOREST ENTERPRISES IN COMMON WITH OTHER GRANTEES AND OTHER PROPERTY OWNERS OF SAID SHERWOOD FOREST ENTERPRISES. PARCEL II: BEING LOT 3, BLOCK 30B, ON PLAN ENTITLED "A PORTION OF SHERWOOD FOREST A SUBDIVISION IN BECKET, MASS., GORDON E. AINSWORTH AND ASSOCIATES, INC., SOUTH DEERFIELD, MASS., PLAN: AUGUST 13, 1969, SCALE: 1" EQUAL 200' SURVEY: 1964-1968 JOB NO. D68-271", WHICH SAID PLAN WAS RECORDED IN THE BERKSHIRE MIDDLE DISTRICT REGISTRY OF DEEDS ON SEPTEMBER 24, 1969 IN BOOK 417-F, PAGE 140. TOGETHER WITH EASEMENTS IN, TO, ON AND OVER ALL ROADS AND COMMUNITY BEACHES, RECREATIONS AND FACILITIES AS LAID OUT BY SHERWOOD FOREST ENTERPRISES IN COMMON WITH OTHER GRANTEES AND OTHER PROPERTY OWNERS OF SAID SHERWOOD FOREST ENTERPRISES. For mortgagor's title see deed recorded with the Berkshire County (Middle District) Registry of Deeds in Book 4975, Page 141. The premises will be sold subject to any and all unpaid taxes and other municipal assessments and liens, and subject to prior liens or other enforceable encumbrances of record entitled to precedence over this mortgage, and subject to and with the benefit of all easements, restrictions, reservations and conditions of record and subject to all tenancies and/or rights of parties in possession. Terms of the Sale: Cashier's or certified check in the sum of $5,000.00 as a deposit must be shown at the time and place of the sale in order to qualify as a bidder (the mortgage holder and its designee(s) are exempt from this requirement); high bidder to sign written Memorandum of Sale upon acceptance of bid; balance of purchase price payable by certified check in thirty (30) days from the date of the sale at the offices of mortgagee's attorney, Korde & Associates, P.C., 900 Chelmsford Street, Suite 3102, Lowell, MA or such other time as may be designated by mortgagee.
