NOTICE OF MORTGAGEE'S SALE OF REAL ESTATE Premises: 163 Cheshire Road, Pittsfield, MA 01201 By virtue and in execution of the Power of Sale contained in a certain mortgage given by Levi Lisi to Navy Federal Credit Union, and now held by Navy Federal Credit Union, said mortgage dated December 30, 2020 and recorded in the Berkshire County (Middle District) Registry of Deeds in Book 6812, Page 51, for breach of the conditions in said mortgage and for the purpose of foreclosing the same will be sold at Public Auction on June 17, 2025 at 04:00 PM Local Time upon the premises,all and singular the premises described in said mortgage, to wit: The land in Pittsfield, Berkshire County, Massachusetts, bounded and described as follows: Beginning at a point in the westerly line of Berkshire Road, said point being one hundred eighty-two (182) feet northerly from the northeast corner of property conveyed by Harry G. West to Matthew Thrane by deed dated February 5, 1919, and recorded in the Registry of Deeds for the Berkshire Middle District at Pittsfield, Mass., in Book 393, Page 330, said point being also one hundred and thirty-two (132) feet northerly from the northerly point of a proposed private way running westerly from said Berkshire Road; Running thence westerly at right angles to the westerly line of Berkshire Road and parallel to the northerly line of said proposed private way one hundred sixty-five (165) feet to a point; Thence northerly on a line parallel to the westerly line of Berkshire Road one hundred and thirty-two (132) feet to a point; Thence easterly on a line parallel to the first above mentioned boundary one hundred and sixty-five (165) feet to a point in the westerly line of Berkshire Road; Thence southerly in the westerly line of said Berkshire Road, one hundred thirty-two (132) feet to the place of beginning. Excepting from this conveyance the premises described in a deed from Alfred E. Crafts and Elsie M. Crafts to Harry G. West dated February 1, 1927 and recorded in said registry in Book 433, Page 165, being the northerly half of the premises heretofore described. Being the remaining portion of the premises described in a deed from Harry G. West to Alfred E. Crafts et ux recorded in said Registry in Book 420, Page 368&c, there being no change in boundaries. Subject to a grant for permanent sewer easement to the City of Pittsfield dated August 1949, recorded in said Registry in Book 543, Page 551. Also subject to an Order of Taking by the Commonwealth of Massachusetts dated April 26, 1955 and recorded in said Registry in Book 625, Page 229 for purposes of a State Highway. Being the same premises conveyed to the mortgagor herein by deed recorded immediately prior hereto. The description of the property contained in the mortgage shall control in the event of a typographical error in this publication. For Mortgagor's Title see deed dated December 28, 2020 and recorded in the Berkshire County (Middle District) Registry of Deeds in Book 6812, Page 48. TERMS OF SALE: Said premises will be sold and conveyed subject to all liens, encumbrances, unpaid taxes, tax titles, municipal liens and assessments, if any, which take precedence over the said mortgage above described. FIVE THOUSAND ($5,000.00) Dollars of the purchase price must be paid in cash, certified check, bank treasurer's or cashier's check at the time and place of the sale by the purchaser. The balance of the purchase price shall be paid in cash, certified check, bank treasurer's or cashier's check within thirty (30) days after the date of sale. Other terms to be announced at the sale.
