NOTICE OF MORTGAGEE'S SALE OF REAL ESTATE Premises: 68 Gale Avenue, Pittsfield, MA 01201 By virtue and in execution of the Power of Sale contained in a certain mortgage given by Jordan N. Moody to Mortgage Electronic Registration Systems, Inc., as Mortgagee, as nominee for Academy Mortgage Corporation, and now held by PennyMac Loan Services, LLC, said mortgage dated March 6, 2015 and recorded in the Berkshire County (Middle District) Registry of Deeds in Book 05518, Page 145, as affected by a Loan Modification dated October 22, 2018 and recorded in the Berkshire County (Middle District) Registry of Deeds in Book 6330, Page 178; said mortgage was assigned from Mortgage Electronic Registration Systems, Inc., as nominee for Academy Mortgage Corporation to PennyMac Loan Services, LLC by assignment dated July 20, 2018 and recorded with said Registry of Deeds in Book 6246, Page 181; for breach of the conditions in said mortgage and for the purpose of foreclosing the same will be sold at Public Auction on August 19, 2022 at 04:00 PM Local Time upon the premises, all and singular the premises described in said mortgage, to wit: Beginning in the northerly line of Gale Avenue four hundred sixty-two (462) feet westerly in said line from the southwest corner of land of one Cornelius; thence westerly eighty-six and sixty-four hundredths (86.64) feet more or less to a point; thence northerly in a line parallel to the easterly line of Jason Street and one hundred thirty two and twenty hundredths (132.20) feet more or less to a point; thence easterly parallel to said Gale Avenue ninety (90) feet more or less to a point; thence southerly one hundred thirty two (132) feet, more or less to the place of beginning. Being the same premises conveyed to Jordan N. Moody by deed recorded simultaneously herewith. The description of the property contained in the mortgage shall control in the event of a typographical error in this publication. For Mortgagor's Title see deed dated March 4, 2015 and recorded in the Berkshire County (Middle District) Registry of Deeds in Book 5518, Page 142. TERMS OF SALE: Said premises will be sold and conveyed subject to all liens, encumbrances, unpaid taxes, tax titles, municipal liens and assessments, if any, which take precedence over the said mortgage above described. FIVE THOUSAND ($5,000.00) Dollars of the purchase price must be paid in cash, certified check, bank treasurer's or cashier's check at the time and place of the sale by the purchaser.
