SAXTON to LEE BANK, a Massachusetts Chartered Bank (the "Mortgagee") dated December 7, 2007, and recorded with the Berkshire County (Southern District) Registry of Deeds in Book 1814, Page 20, of which the undersigned is the present holder, for breach of the conditions of the Mortgage and for the purpose of foreclosing the same, there will be sold at Public Auction at 11:00 AM on the 5th day of December 2023, at the mortgaged premises known as 91 Blunt Road, North Egremont, Massachusetts 01252, also known as Egremont, Massachusetts 01252, all and singular, the premises described in the Mortgage (the "Mortgaged Premises"), to wit: "the following described property located in Berkshire County, Massachusetts: which has the address of 91 Blunt Road, North Egremont, Massachusetts 01252 (also known as 91 Blunt Road, Egremont, Massachusetts 01252); TOGETHER WITH all the improvements now or hereafter erected on the property, and all easements, appurtenances, and fixtures now or hereafter a part of the property. Meaning and intending to describe and mortgage, and hereby mortgaging, portions of the premises conveyed to the Mortgagor herein by the following five deeds: 1. Deed of Neil A. Saxton and Diane B. Saxton dated October 16, 1987 and recorded with Berkshire Southern District Registry of Deeds in Book 654, Page 103; 2. Deed of Neil A. Saxton ad (sic) Diane B. Saxton dated October 16, 1987 and recorded with said Registry in Book 654, Page 107; 3. Deed of Neil A. Saxton and Diane B. Saxton dated October 16, 1987 and recorded with said Registry in Book 654, Page 105; 4. Deed of Neil A. Saxton and Diane B. Saxton dated October 16, 1987 and recorded with said Registry in Book 654, Page 100; and 5. Deed of Paul Broches dated March 11, 1988 and recorded with said Registry of Deeds in Book 665, Page 218." In the event of any typographical error set forth herein in the legal description of the Mortgaged Premises, the description as set forth and contained in the Mortgage shall control by reference.
